Well, I have decided to share some thoughts and words of advice to First Time Home Buyers or people who are thinking of purchasing a house in the near future. The tips for first time buyers are in now specific order and are just some that I have collected over the years…
- Don’t make any debt when furnishing your new home.
- Get pre-qualified for a mortgage loan. Your local bank will be able to issue you with a certificate to show how much you have been pre-qualified for so you know how much you can work with and the seller knows you are good for the asked amount.
- Explore the neighborhood, entertain the thought of you living among the neighbors.Could you do it?
- Take pictures of the houses you view to help make a later decision.
- Dont schedule movers or cancel a current lease before everything is more or less set in stone.
- Always make a lower offer and see how much you can save.
- Buy for less than you can afford. If you spend all your available money on your mortgage repayments each month, you are bound to run into some trouble along the line.
- Budget for post-move expenses. Leaking tap, broken lock or maybe a leaky roof. Be prepared for the unexpected!
- Put down as much as possible. Save as much as you can now and put as much money in to your home loan as possible.
- Pay for a high-quality inspector. You need a professional opinion when spending this amount of money, dont be a cheapskate. Get the best!
- Read the paperwork. Your mortgage is one of the most important documents you will ever sign. Read every piece of the document, maybe even read it twice and ask all the questions you want!
- Don’t rush into anything.
